The key word is "child" - unless the child is considered an emancipated minor by the courts, the child is a legal minor and cannot sign a contract which means they cannot own property (you have to sign the deed as a legal adult).

Contact there version of the department of business & priofessional regulation. Ask what there requirements. Take the course, usually provided by a Realtor. Take the test, pay the fees & become one.
